Development Director (Extra Care)

The company aims to source, and develop properties for vulnerable adults to create places that function as specialist environments but feel like home. They work with local authorities and care providers across the UK to deliver projects up to £5 million. This is a rare opportunity to become part of a growing team of highly experienced extra care / development professionals as they continue their growth plan into 2024.

The Role

As the Development Director, you will lead construction activities for the business from site assessment & financial feasibility to delivery and post-construction/ closeout phase. You will also be tasked with with business growth and strategy planning alongside the wider senior leadership team.

Experience, Knowledge & Qualifications

For this role you must possess the following;

* Prior experience working for an extra care developer for minimum of 10 years
* Hold a construction or real estate related degree and or a property construction professional body qualification
* Experience with working with local authorities and planning departments
* Experience of the design process
* Strong technical knowledge of current design, procurement & construction technology
* A good understanding of assisted living requirements and needs
* A strong leader with a proven ability to grow and develop teams
* Experience of cost management and budgetary control
* Previous experience working on cut and carve, refurbishment and new build care developments up to £5 million
* A good communicator, able to deal with a range of people, tasks and obligations
* Well organised, self-starter, able to implement procedures and effectively manage all aspects of the works
* Commercial knowledge and ability to negotiate terms with a range of parties

Duties

* Assisting with the sourcing and assessment of new development projects.
* Advising the board on the delivery of multiple development projects from concept through to completion
* Acting as the lead on site development feasibility studies
* Leading the development site acquisition due diligence and legal processes
* Managing the planning team to secure the appropriate consents
* Managing the legal process for all development documents Construct all development delivery programmes and monitor against the programmes
* Appoint and manage all main contractors, suppliers and all third-party consultants including all legal documentation
* Sourcing all required statutory consents and third-party approvals and the delivery of developments in compliance with consents and all related conditions.
* Document and control all expenditure within approved budgets.
* Provide regular reports to the senior leadership team, external funders and development partners
